A City Designed Around Everyday Life

Abu Dhabi Mira Hills is planned as a complete urban destination, bringing homes together with education, healthcare, hospitality, business, culture and leisure within a single master plan. Two universities with research facilities, three schools, eight kindergartens and a 200-bed hospital with a wellness and longevity centre form part of the city's social infrastructure. An 18-hole championship golf course, a 5 km network of seawater lagoons, eight private beaches and a 464,515 m² central park shape its landscape. The master plan also includes three five-star hotels and resorts, a landmark mall with a 700 m indoor ski slope, and the Museum of the UAE. Together, these destinations create an established setting for the individual residential projects developed within Abu Dhabi Mira Hills.

About the Development

Creating Your Project Within Abu Dhabi Mira Hills

Abu Dhabi Mira Hills gives developers the opportunity to create individual residential projects within a fully planned city. Different districts offer settings around the golf course, lagoons, private beaches, central park and town centre, while each development remains part of the wider architectural and urban vision. Development opportunities start from AED 20 million, with land area, permitted use and buildable allowance defined individually before reservation.

01

A Range of Residential Opportunities

Across its five phases, Abu Dhabi Mira Hills is planned for more than 7,200 apartments and 1,900 townhouses and villas. Selected opportunities are available for villa, townhouse and apartment developments, allowing partners to choose a format and scale that reflects their own residential strategy.

02

Distinct Locations Within the Master Plan

Residential districts are organised around the defining elements of Abu Dhabi Mira Hills, from championship golf and waterfront settings to the central park and town centre. Each location gives a project its own character while connecting it to the wider landscape, infrastructure and amenities of the city.

03

Phase 1 Planned as a Complete District

Phase 1 covers approximately 130 hectares / 1.3 km² and is planned to bring homes together with education, healthcare, food retail, restaurants, shops and sports facilities. Landscape and water infrastructure are introduced early in the development programme, creating a more established urban environment as the first residential projects are completed. Sustainability measures are also integrated across buildings and public spaces, with solar capacity planned for rooftops, façades and shaded walkways. The master plan targets up to 60% of the city's energy demand from renewable sources.

04

A City With Life Beyond Its Residential Districts

Around 70,000 people are expected to live at Abu Dhabi Mira Hills, while universities, research facilities, healthcare, hospitality, offices and retail are projected to bring a further 50,000 people into the city each day. This mix creates a destination that extends beyond its residential population, with education, employment, hospitality and leisure contributing to activity throughout the day.

05

A Place Connected to the Founding of the UAE

In 1968, Sheikh Zayed bin Sultan Al Nahyan and Sheikh Rashid bin Saeed Al Maktoum met in this area between Abu Dhabi and Dubai. Their discussions helped lay the foundations for the formation of the United Arab Emirates in 1971. More than half a century later, this connection becomes part of the identity of Abu Dhabi Mira Hills. The Museum of the UAE is planned within the city as a cultural landmark dedicated to the history of the country.

Investment Appeal

Investment Appeal of Abu Dhabi Mira Hills

Abu Dhabi Mira Hills combines the scale of a major new urban destination with the opportunity to develop individual residential projects within it. More than AED 55 billion in planned investment supports the wider city over a 10-year programme, including infrastructure, landscape, education, healthcare, hospitality, leisure and cultural destinations. For developers, this means entering a master plan in which the value of an individual project is connected to the growth and delivery of the wider city around it.

01

Entering at an Early Stage of the City

Development opportunities are available while the first phase of Abu Dhabi Mira Hills is progressing, with infrastructure, landscape and amenities delivered alongside the residential districts. Phase 1 covers approximately 130 hectares and is planned as a complete urban district with education, healthcare, retail, dining and sports infrastructure. This allows projects entering the master plan today to develop alongside the city itself, as its public spaces, institutions and major destinations take shape.

02

Positioned Between Abu Dhabi and Dubai

Direct access to the E11 places Abu Dhabi Mira Hills approximately 25 minutes from Abu Dhabi and 20 minutes from Dubai, connecting the city to two of the UAE's largest residential, business and investment markets. Its location also provides access to Zayed International Airport and Al Maktoum International Airport, strengthening connectivity for residents, businesses and international visitors. For individual developments within Abu Dhabi Mira Hills, the potential market therefore extends beyond the city's own resident population.

03

The Scale of a Master-Planned City

Roads, utilities, landscape and public realm are integrated into the wider development programme, together with major destinations including championship golf, lagoons and beaches, universities, healthcare, five-star hospitality and cultural facilities. Individual developers can concentrate on the quality and positioning of their own residential projects while becoming part of a city planned and delivered at a much larger scale.
